Enhanced Preconstruction

ARK leverages its extensive experience and industry relationships to lead the pre-construction phase, ensuring timely progress through strategic planning, design coordination, and cost control while keeping projects on track for successful execution.

Budgeting & Estimating

ARK offers an open book approach to construction management which provides our clients with complete access to all project information, ensuring accountability and transparency.

Scheduling

ARK will develop a project schedule that will include design, approvals, permitting, preconstruction, long lead time items, and high-level construction activities.

Design Management

ARK offers complete design management from initial design through final construction. We can either work with our clients selected architectural firm or we can make recommendations on 3rd party design firms based on the individual project specifics.

Bid Solicitation & Scope Review

ARK will handle all bid solicitation either to clients preferred vendor lists or to our extensive bidders list that we have developed over the years. All bids will be thoroughly reviewed and tabulated, including any necessary follow up and negotiations.

Logistics and Constructibility Review

Throughout the preconstruction phase, ARK will analyze the construction site and building in regards to logistics and constructibility to determine the safest and most effective way to execute the project.

Construction Management

ARK’s construction services are driven by an ownership mentality and a personalized approach, focusing on quality, timely delivery, and budget control through strategic management across pre-construction, estimating, cost control, site management, and project completion.

Communication & Reporting

ARK can provide administration documents on a bi-weekly or monthly basis, including project meeting minutes, updated budgets, RFI logs, submittal logs, logistic plans, change order logs, two-week look-ahead schedules, and master schedules.

Cost Management

Our cost control system allows us to provide accurate ongoing financial reports that detail costs to date, approved and pending changes, and other items related to project budget.

Schedule Updates

ARK will prepare a detailed “total project” schedule that will encompass all aspects of the project including design, approvals, permitting, preconstruction, long lead time items, construction activities, and owner supplied and installed items.

Quality

ARK will create a project specific Quality Assurance/Quality Control (QA/QC) plan. Our plans include material verification requirements, third party testing requirements, subcontractor specific quality outlines, testing and inspection frequency.

Field Supervision

ARK can provide complete project field supervision. Safety is the #1 priority for ARK’s field supervisors. All field supervisors have completed OSHA 30-Hour Training and hold a valid certificate.

Project Closeout

ARK will provide closeout documents which incorporates an organized database of closeout documentation organized and searchable by trade, document categories, and project contracts.
